Calder Stewart has enjoyed a long-standing relationship with New Zealand owned brand Mitre 10 Mega, going back nearly two decades. We were the primary contractor on their first Megastore in Dunedin in 2004. Since that time, many additional Mitre 10 Mega outlets have sprung up across the country, including this most recent facility in Wanaka, in which we again held a key construction role.&nbsp;The new 9,000m² building sits on a 2.8ha site, on the eastern side of the Three Parks business centre. The store replaces our original and offers additional floor space and a deeper inventory to serve the Wanaka region's growing needs.&nbsp;Five years of planning went into the Wanaka store's development and design. The building's plan makes extensive use of prefabricated parts and aims to conserve energy across all categories. As owner Martin Dippie explains, "the store can be taken off the grid for quite a chunk of the year. It's a state-of-the-art 'green' building".&nbsp;The store includes a large retail hall and an expansive, drive-through trade yard, boasting one of the largest supply inventories in the region. An additional retail hall features second-level administrative offices overlooking the floor, accented with wood laminate panels imported from Finland. Also part of the build was an expanded garden centre and public cafe, with a building exterior that uses a balanced approach in presenting the company orange and black branded colours.&nbsp;Construction was halted due to the pandemic lockdown. Still, thanks to our ability to flexibly source from its extensive labour pool, the necessary workforce was available to complete the project on time."&nbsp;<h3>"One of the strengths of [Calder Stewart's] tender was the considerable experience it has in building for the Mitre 10 brand in the first place."</h3>

We are always finding ways to work smarter, especially with long-term clients Mainfreight. Our Design Build solution for their Levin build allowed them to focus on expanding their presence in the local region, with a new division for on-line haul operations. As it had in the past, we handled all decisions for the client across the board.&nbsp;The completed project was thoroughly practical but also distinctive in several respects. The canopy was incorporated within the structure rather than relying on a lean-to canopy to create protected loading areas. 4,000m² of floor area was split in two, with half devoted to Mainfreight's line-haul storage operations. The other half was dedicated to providing a canopy to run the building's entire length, allowing drive through access for incoming and outgoing trucks. A 225m² office was also integrated within the main structure.&nbsp;Much of the detailing and specifications for the project were established from the start. It included brand finishes on all the facility's roofing and cladding, along with the iconic array of flags that accents all client facilities nationwide.&nbsp;We sourced personnel from North and South Island construction teams to make this project possible. The Covid lockdown affected project delivery, but client expectations for the project were successfully met once construction resumed.&nbsp;<h3>&nbsp;</h3><h3>"Calder Stewart, in the course of its growth, has found numerous ways to work smarter."</h3>

Just outside Christchurch in the Izone Business Park sits another completed large-scale warehouse project. Our Design Build solution won an open tender for Port of Tauranga's tenant Coda, one of New Zealand's leading freight management businesses. The project came with a very tight and fixed deadline, of 11 months, including design, consent and construction. The finished result was a significant undertaking for such a large building.&nbsp;The project required 20,000m2 more storage warehouse space, with additional racking added as the design evolved. During construction, decisions were made, such as developing structural steel shop drawings during the consent phase. Even unstable soil failed to slow us down, with the team efficiently solving complicated site conditions.We were mindful not to interfere with daily operations, isolating ourselves by fencing, signage and controlled traffic movements. Luckily, clear communication with our engaged client opened a trusting relationship, allowing ample room for ground improvement techniques. All in all, the build tapped into all our business units, including precast concrete, reinforcing, structural steel, distribution, logistics and construction.&nbsp;

Strategic planning and 'thinking outside the box' might best describe the business ethos of our client, Service Foods Ltd, headquartered in Auckland. The food service provider has made its mark in New Zealand, catering primarily to the hospitality industry by bringing premium, quality foods directly to restaurants, airlines and other specialty food outlets.&nbsp;Our role with Service Foods was to update their core business model, with an in-house distribution arm operating throughout the country. We were commissioned with the erection of a new food processing and distribution centre for their largest building to date, which would also serve as their new main office.&nbsp;The new 10,300m² facility took nearly two years of preplanning, with the initial plan drawn up by another contractor. We provided input along the way and forwarded design iterations to their management team, which helped cement the project's final scope. The draft terms themselves needed to meet several requirements, the first of which required aligning the design with a predetermined budget. Secondly, preferred subcontractors that Service Foods Ltd had previously worked with (particularly in the refrigeration industry) needed to be involved in the build. Lastly, contractual terms for meeting the target deadlines, to which all parties could agree, had to be put in place.&nbsp;Across all three points, our team met Service Foods Ltd's expectations. A partnership with Engenium, an engineering firm with which we've long had a relationship, was pivotal to designing and implementing the final solution. Our pricing and contract teams worked closely with Engenium to arrive at a workable solution that Service Foods Ltd accepted. Calder Stewart's own Adrian Mathieson was instrumental in bringing everything together as project sponsor.&nbsp;The facility itself is large by any standard, with the main building measuring 172m long by 60m wide. The layout includes 16 truck docks and a 3,520m², two-level food processing area. Complete with a mezzanine floor, the space can process a full spectrum of food types, from fish, beef, pork, poultry and lamb to a range of vegetables, fruit and other produce. Our team worked closely with the equipment vendors for this section during their installation, providing a suitable load-bearing solution in advance.&nbsp;The separate refrigeration area includes two massive chillers, measuring over 800m² each and a 14m tall, 1,784m² freezer with full height racking. At the other end of the complex, there's a 3,600m² dry store capable of storing a wide range of specialty food types. An environmental load-out area was included in the build to ensure food safety and all hygiene requirements were met. At the front of the facility stands a three-story, 1,500m² office, designed to a high architectural style and specification.

Our property team had the opportunity to develop an end-to-end solution for OfficeMax to service their new South Island distribution centre. The site uses Calder Stewart's land, located in the iZone Business Park, Rolleston, with the build process handled by our construction team. At almost twice the size of its former centre, the new facility holds more stock in one single location while directly receiving inbound containers.We handled the Design Build process, which called for a thoroughly energy-efficient design with low-level power functionality. The finished structure comprises a 9,000m² warehouse, a 1,600m² drive-thru canopy section, and a modern 200m² office, and the structure consists of construction materials sourced from our supply chain.&nbsp;The project was delivered under budget and on time, despite setbacks incurred by the Covid lockdown. This project was the first undertaken for client OfficeMax and was well-received overall. The building is now fully operational, supporting OfficeMax's exclusive online business operations.&nbsp;<h3>"Calder Stewart continues to solidify its reputation in the niche property and industrial construction market."</h3>

As New Zealand's largest volume dealership, Christchurch based Honda had for years viewed its Montreal/St. Asaph Street facility as an effective portal for business. Ever since its inception, the customer base for Honda has grown considerably, partly thanks to the established location. Then came the Christchurch earthquakes, requiring the building to undergo a damage audit and an overall strategy for rebuilding.&nbsp;However, the rebuild for the facility was nonetheless complicated. The management team at Honda were reluctant to alter a winning formula — so rather than demolish and rebuild the facility 'from scratch', a different approach was taken. The new project focused on salvaging parts of the old facility that could be saved and combining these with a new exterior steel frame, clad with a striking aluminium façade. The design included provisions for a new showroom and modern offices. The project fell within the scope of a renovation of an existing structure — but as the outcome shows, the final project looks more like a new building.&nbsp;Lonsdale Architectural brought its design insights to the table, following the client's requirements. One of these was the need for a spacious showroom to house inventory that arrived in larger than standard shipments from overseas. The second requirement was to visualise the Honda brand design within a unique, waved cladding scheme.&nbsp;The specifications here called for the aluminium cladding to be perforated with the Honda "H" but were not exclusively decorative. The cladding also enabled reductions in both heat and glare for the showroom. The showroom's interior was tastefully appointed and followed a Japanese architectural theme.&nbsp;The finished project ended up winning the Master Builders 2020 Commercial Projects Awards - Retail Category for Calder Stewart — a proud moment indeed.&nbsp;&nbsp;<h3>"This new project focused on salvaging parts of the old facility and combined these with a new exterior steel frame, clad with a striking aluminium facade. Today, Glassons is progressively moving online, yet they still retain their strong brick and mortar presence nationally across 36 outlets.&nbsp;To better cater to their online clientele, owner Hallenstein Glasson Holdings determined it was time for Glassons to expand their distribution centre, which is where we came in. The Glasson’s team turned to us for the perfect location and Design Build solution. Our booming Hornby Quadrant section in Christchurch was selected as the locale, providing ample space for a new warehouse and dispatching centre.&nbsp;The project included all our classic package options — structural steel, precast concrete and reinforced building supplies, all sourced from within our own companies. Without a hitch, the ground crew completed the build weeks ahead of schedule. The build came right in time for the client’s online launch, which greatly increased their satisfaction with our overall service.
