Oak Industrial Park.

This multifaceted project, completed alongside Chalmers Properties, brought two upscale office and warehouse spaces to life in the well-established Wiri industrial suburb of South Auckland.

This project brought together a strong relationship between Chalmers Properties and Calder Stewart to realise a high specification industrial park comprising two upscale office and warehouse spaces. As a development project, Chalmers Properties had already done much of the initial work by procuring Woodhams Meikle Zahn Architects for the design. Additionally, they sought resource consent at an early stage for the parcel of land in the well-established Wiri industrial suburb of South Auckland. We successfully negotiated a price based on the trusted relationship they enjoy with Chalmers Properties. 

The two units within this project's scope feature a warehouse space with 10.5m of stud height. This exceptional height called for tall precast panels to be erected in place, and a deliberate design decision was met to appeal to a larger pool of prospective tenants. 

The project was undertaken with anchor tenant Auckland City Council, already signed on to occupy Building A. This unit featured a 4,000m² warehouse with three roller doors 350m² of modern office space distributed over two levels. Also included was 610m² of yard, plus another 550m² in a canopied area, along with 50 car parks on a 6,910m² site. 

The second unit, Building B, features a 5,077m² warehouse with four roller doors 456m² of modern office space over two levels. Building A includes 2,503m² of yard, plus another 705m² in a canopied area, along with 61 car parks on an 8,210m² site. 

Both builds were similar in design, with a unique architectural character, particularly noticeable in the layout. The units effectively abut each other and take advantage of easy accessibility to the existing street layout. Despite working in such tight quarters, with a constant need to respect the adjacent businesses working day-to-day, the project was completed on schedule. Chalmers Properties were pleased with the outcome, further strengthening the relationship with the Calder Stewart team.
