The Works' property team project transformed an abandoned industrial warehouse into 5,365m² unique, solar panelled, multi-level fit-out for commercial offices.
A project designed and executed by our property team, The Works sought to transform an abandoned industrial warehouse complex we had located into a thriving business hub. The result was a one-of-a-kind, mixed-use retail and upscale commercial office complex, home to City Fitness, which we are proud to call a Calder Stewart original.
The construction programme first included demolishing the former facility whilst keeping the structural steel skeleton in place to serve as a framework. Careful attention was paid at this stage to avoid damaging the exposed steel, which would be used in the build later on.
Once gutted, a design was planned to encompass the framework, which included using extensive amounts of glass. After removing the cladding and carefully severing the existing steel columns, we brought specialty gear to lift the existing structure and make the necessary amendments. These included lifting the roof off, allowing for unique and flexible two-level fit-outs.
Another interesting aspect of this build was focusing on future-proofing, calling for solar roof panels and electric car sockets. We like to introduce these details when we can on projects to keep our builds as relevant as possible for future tenants to come.
