This 4,500m² South Dunedin facility is home to three of Fletcher’s subsidiary brands and showcases our Design Build capabilities for multiple tenants.
The Fletcher group of companies is well known in the construction industry and stands as a client we're pleased to have worked with on multiple projects across Christchurch and Hamilton. This new Dunedin facility was an interesting project for us, as it brings together three of Fletcher's subsidiary companies; Fletcher Easysteel, Fletcher Reinforcing and Dimond Roofing. The final 4,500m2 Design Build construction houses their entire base of operations, supporting the day-to-day operations of the brands.
The project initially evolved from early talks with Calder Stewart's development team. An offer was placed for a proposed parcel of land owned in South Dunedin, putting Fletcher in the city's industrial heart. Lease agreements were explored and decided upon with the final design phase.
Careful planning went into the build's city layout, including three primary aisles with transverse bays at each end. Five-tonne gantry cranes, five in number, were used to manage heavy inventory and dispatch orders, while direct access was specified for the larger outer yard, housing an outdoor steel inventory. The foundations needed to take into account the robust load-bearing requirements of this specially built inventory design which were outlined early in development.
Other features of the property include a single-level office, amenity block and large attached warehouse. The latter build's conventional design uses a concrete foundation with structural steel frames, allowing natural light to enter. Vehicle access is via six motorised shutter doors with gantry cranes also installed. The office block contains a reception, multiple office and meeting spaces, and generous amenities, with a ceiling height designed to be a consistent 2.70m all around. The property is completed by extensive car parking and yard space.
